Walker Management incorporates all construction consultancy disciplines allowing us to offer a fully integrated ‘One Stop’ solution. All services offered by Walker Management and Walker Richardson are carried out under a BSI accredited and monitored quality assurance process.


Quantity Surveying / Cost Consultancy

Cost control is our core business and is seen as core to the success of any project.

Walker Richardson has been providing Quantity Surveying and associated consultancy services to the public and private sectors since 1947. During that time the practice has worked on a wide range of construction projects with a client list including Commercial Developers, Local Authorities, Area Health Authorities and Health Trusts, Housing Associations and Co-operatives.

Project Management

The ever increasing technical demands of contemporary development require a comprehensive range of professional management skills. Walker Management provide a multi-disciplinary work force who shoulder responsibility for the overall management of projects whether they are small conversions and adaptations of £multi-million developments.

Clients find our know-how is effective from the very inception of the development process. From initial feasibility to delivery of the completed property we seek to effectively interpret and convert the needs and desires of the client throughout the life of the project.

Feasibility
With a comprehensive knowledge of building costs, the development potential of sites or schemes is assessed. This can include a full investigation package into planning, sales and letting, site investigation, programming and cash flow.

Initiation
The success of a project is effected by the careful selection and briefing of consultants. We hold a maintained register of design consultants and if desired undertake direct employment of consultants, and/or their briefing and management on the clients behalf.

Design Management
Careful management and monitoring of the preliminary design process will ensure compliance with the clients requirements.

Utilising techniques such as life cycle costing, we model ` specifications and details to provide the client with the most effective package balancing capital expenditure against running and maintenance costs. Guidance on programming and construction sequencing will ensure optimum cash flow.

Procurement
We are experienced in all forms of procurement from traditional contracting packages to Partnering and Fee Management. Careful contractor selection and effective tendering and negotiation will result in the attainment of a successful scheme.

Contract Administrators
We are engaged regularly as Employer’s Agent and Client Administration Representative provide quality control inspectors or act as Project managing other consultants.

Walker Management has been in the vanguard of partnering procurement, with extensive experience using PPC2000,NEC and JCT with partnering charters. We have worked on both projects specific partnered contracts and strategic partnering programmes. Our services include:

Building Surveying

Professional Services

Walker Management building surveying department offers the full range of professional services.

Our building surveyors have a broad knowledge of the core ‘Building Surveying’ areas including defect analysis, construction design and detailing, statutory planning & building control processes and building conservation.

Walker Management offer’s a full service from the inception of a project through to its completion, including feasibility studies, advise on procurement methods, design and specification, planning , building control approval, tendering, contract administration and life-cycle costs.

Our Range of professional services include:

  • Major Alterations / Refurbishment - including working with tenants in occupation
  • Disability Discrimination Act (DDA) surveys / access audits
  • Decent Homes surveys

Party Walls

Walker Management have experience in both residential and commercial situations and have been involved in a wide variety of party wall cases including appointments from both building and adjoining owners. We regularly advise prospective clients on party wall matters and are willing to look at any case and advise whether or not Party Wall Notices are required.

Eco Homes Assessment

Our team includes fully accredited ‘Eco Homes’ assessors. Enabling us to offer a full eco homes service from providing initial design advice through to full eco homes assessments.

CDM Coordinators

Following the introduction of the revised CDM regulations on April 6th 2007, Walker Management continues with its aim to provide a ”one-stop shop” to our clients. Now that the role of the Planning Supervisor has been replaced with the CDM Coordinator, as experienced health and safety professionals in this field, we are committed to meeting the enhanced standards set by the new Regulations.

Walker Management carries out the full range of duties of a CDM Coordinator as described in the Regulations. This includes helping clients to fulfill their duties under the Regulations, including setting up the health and safety management process, assisting them to provide the relevant pre-contract information and carrying out competence and resource checks on designers and contractors. Walker Management is a member of the Association for Project Safety (APS) and continues to attend various seminars/training days designed to develop and maintain competence in this new role.

With our experience in project management, and having been involved as Planning Supervisors since 1994 we aim to ensure that health and safety management continues to be smoothly integrated into the total procurement process.

Clerks of Work and Quality Control Inspectors

The control of quality in the construction process is essential to ensure client satisfaction in the completed property. Whether on a full or part time basis, Walker Management provide professionally qualified Clerks of Works.

We recognise that to our clients, a smooth and trouble free handover of the property is a critical measure of the success of the project. Our Clerk of Works have the essential experience necessary to ensure that the buildings are commissioned and occupied without anguish, whatever the contractual form of procurement.

Our quality control services are not only effective when works commence on site, but can be deployed prior to commencement, offering advice on the attributes of the proposed construction and issues related to the practicality and ease of building and maintaining the property.

The service can be tailored to suit the demands of the specific scheme and will be agreed with the client at the beginning of the project. Post completion maintenance administration and inspections can also be provided in addition to our site based service.

Customer Care

Walker Management recognises that handover and commissioning of a building together with the performance of the building is a critical measure of the success of the project. We pay particular attention to this and, as well as the contract administration and clerk of works (if appointed), we have a dedicated customer care team who are not only involved at the handover of the building but will monitor and manage rectification of any defects during or at the end of the defects liability period.

Walker Management is able to offer Expert Witness services from within its team.
